Job Summary
Provides oversight and leadership with regards to sustainable industry planning and development activities and staff. Responsible for driving sustainable industry development strategy in alignment with KS' strategic plan and 'Aina Pauahi Portfolio Plan (KS’ portfolio of Hawaii real estate, both commercial and non-commercial portfolios). Develops sustainable industries to create value and strategic, blended returns to KS 'aina and endowment portfolio. Leads the Sustainable Industry Development team, and external collaboration critical to industry development in Hawaii. Works closely and collaborates with KS leaders and divisions across KS enterprise to create and drive integrated sustainable industry plans that enhance KS' profile in the community as a market-leading steward of 'aina and investment portfolios for both financial returns and non-financial impact.
Essential Responsibilities
Planning and Development
- Key leader in developing and implementing Community and 'Aina Resiliency Group (CAR) portfolio plan, and supervised team on the creation of industry development master plans, business plans, and project level plans for assigned portfolio of market areas that strategically aligns and grows the portfolio value (financial and other strategic values), and successfully executing (re)development activities.
- Supports other KS groups in related planning and development activities as needed.
- Directs the Sustainable Industry Development team in integrating and collaborating with appropriate internal KS and external community stakeholders during planning efforts.
- Ensures the group conducts appropriate due diligence and develops business cases (market analysis, financial and pro-forma analysis, various return analysis, valuation, transaction structure, etc.) for proposed activities.
- Coordinates closely with leaders of Asset Management, Natural and Cultural Ecosystems, and 'Aina Ulu during all phases of planning and development.
- Responsible for tracking and reporting portfolio project performance both during planning and development phases, as well as continued monitoring of completed developments until stabilization. This includes ensuring the group tracks and monitors fulfillment of development or project agreements. As required, recommends to Vice-President, execution approach and transaction structure and support negotiations.
Project Management
- May be required to organize and lead multi-disciplinary project teams including both internal and external partners. Directs the activities of assigned projects to include accountability and reporting of budgets, variances, and expenditures of contracts.
Partnership & Community Outreach
- Key liaison between CAR and KS leadership/other KS divisions. As needed, leads and/or participates in community consultation strategies for planning and development needs. Interfaces with stakeholders, community groups/members, industry groups, trade associations, public officials, etc.
- Reviews, tracks and recommends to Government Relations Committee, KS' positions to state and county actions that may impact their assigned area (e.g. bills, resolutions, etc.).
- Represents KS in local business and community activities, taking a visible role at public meetings regarding industry development related issues and community activities.
Financial Management and Reporting and Market Intelligence
- Prepares and maintains Sustainable Industry Development operating and capital budgets and tracks and reports variances. Key participant in the annual review of CAR portfolio to identify value creation opportunities. Responsible for tracking and reporting portfolio project performance both during planning and development phases, as well as continued monitoring of completed developments until stabilization.
- Develops a detailed understanding of the key market and industry trends impacting the CAR portfolio, to inform decision-making that is current, relevant and comprehensive towards achieving optimal results.
Position Requirements
Minimum Qualifications - An equivalent combination of education and experience may substitute for the requirements listed.
- Masters' degree in sustainable industry development related field (business, agricultural science, sustainability, finance, economics, engineering, architecture, urban planning, etc.).
- Minimum of 7 years of related experience.
- Minimum of 5 years' director or manager experience.
- Demonstrated proficiency with the full cycle of business development investment activities, including feasibility analysis, development, financial structuring, marketing/branding, and marketing.
- Extensive experience in project management and development management, including 5+ years of experience leading project teams.
- Strong knowledge of pro-forma analysis, including ability to develop investment strategy, financial reporting, cash flow forecasting, appraisal and debt, and equity.
- Working knowledge of Hawaii business and industry laws and pertinent legal documents.
- Excellent negotiation skills and proven ability to negotiate start-up/business development, joint ventures and other agreements and professional service contracts.
- Highly skilled in building and managing relationships including the ability to influence others.
- Excellent interpersonal skills, including presentation, oral communication, and writing.
- Strong computer skills
- Ability to prioritize and manage multiple projects and assignments.
- Ability to travel to various locations, including neighbor islands to conduct business.
- Ability to work evening and weekend hours as required to meet goals and objectives.
Preferred Qualifications
- Knowledge and experience with key Hawaii industries, such as agriculture, food systems, renewable energy, and tourism.
- Familiarity with key community and governmental stakeholders tied to business and industry (e.g. Native Hawaiian Chambers of Commerce, Dept. of Ag, DBEDT, HTA, NHHA)
- Knowledge and experience in Native Hawaiian community, culture and language.
Physical Requirements
- Frequently sits, perform desk-based computer tasks and grasp light or fine manipulation, talk or hear.
- Occasionally stand and/or walk, write by hand, and lift and/or carry, push and/or pull objects that weigh up to 10 pounds.
- Rarely twist, bend, stoop, squat, kneel, crawl, climb, reach or work above shoulder, or grasp forcefully.
Working Conditions
- This position may involve traveling to various locations, including neighbor islands to conduct business.
- Work is conducted in an office environment and may require work to be conducted in non-standard workplaces.
- Work is typically conducted Monday through Friday at normal business hours.
